             NOC Status & Legal Status
DC Colony is a cooperative housing society and the NOC for Extension 3 is labelled approved by GDA. One broker source claims that                         Extension 3 was split into PP1 (files approved by GDA in 2016) and PP2 (files awaiting GDA approval). As such, always confirm which                             plan your file or plot belongs to. Ask the society office or seller to show you the allotment letter, file number and plot number, and                               cross-check them with the DC Colony Management Committee (Satluj Block office) and GDA before paying any amount. On the                                 whole, authorities advise buyers to avoid schemes that only have preliminary planning approval and to invest only in schemes with final
           approval and NOC.

(Source for block ranges: Jaga.pk, January 2026.) Current Zameen listings fall in the same range, with 5 Marla plots in DC Colony listed at around PKR 1.1 to 1.15 Crore and a 1 Kanal plot at PKR 2.45 Crore. Constructed houses are also available. A 5 Marla house costs about PKR 2.3 to 3.5 Crore, a 10 Marla house PKR 3.9 to 6 Crore, and a 1 Kanal house PKR 6 to 12 Crore. Commercial plots are priced much higher in the core blocks. Extension 3 prices are particularly unstable: they depend on the file, the plan (PP1 or PP2) and the seller. Always consider these to be approximate averages, as the actual price depends on facing, location and possession status.

Payment Plan

Most deals in the mature blocks (Bolan, Mehran, Neelam, Sawan, Jhelum, Ravi and others) are resale, where payment terms are negotiated between buyer and seller, usually in cash. Extension 3 is different. At launch, plots could be booked with a 25% down payment, with the balance paid in 8 quarterly instalments over 2 years. Some earlier listings mention a shorter plan with a lower down payment and fewer instalments. As these plans date from the launch period, many Extension 3 files are now bought on resale. The schemes and rates are subject to change, so check with the society office or an authorized agent before making any payments.
